QUALIFICATIONS

2. Passport: Applicants must hold a valid passport.

INVESTMENT OPTIONS

To be eligible for the Program, investors must meet the regulatory requirements for their investment. Here are the options summarized:

1. Property Investment: Invest in a housing unit with a minimum value of €250,000. Starting from August 1, 2023, this threshold increases to €500,000 for certain areas in Athens, specific municipalities, and islands.

2. Financial Investments: Invest in approved financial products such as corporate shares, bonds, Government Treasury bonds traded on regulated markets, or bank deposits. These investments must meet specific criteria. The minimum investment amount starts at €400,000 and goes up to €800,000.

In both cases, applicants need to ensure they comply with the necessary investment amounts and criteria to qualify for the program.

To maintain and renew their permits, applicants must retain ownership of their investments. If they sell the property or investment without replacing it, their permits will be invalidated. Applicants are allowed to own multiple properties as long as the combined value meets or exceeds the minimum property investment threshold. Spouses can jointly own property, and multiple main applicants can also jointly own property, as long as each individual applicant meets the minimum investment criteria.

There are no restrictions on renting out the property to third parties. However, it's important to note that property purchases made after December 31, 2023, will be subject to VAT payment based on the sales price.
